According to the California Association of Realtors® Sales and Price Activity Report for April 2014, the median sold price of existing single-family homes was $310,670 in March 2014 and $309,240 in April 2014, a month-to-month change of -0.5 percent. These numbers are up 12.7 percent year-to-date, telling us that sellers are getting more for their homes in 2014 than they did in 2013. Similarly, sales have increased 3.8 percent from March to April.
A few things we are currently seeing in the Riverside County real estate market back up these statistics. First, we are seeing a reduction of foreclosure and short sale inventory in the market, which boosts the median sales price. In April, for example, RealtyTrac estimates that the number of properties that received a foreclosure filing in Riverside County was 6 percent lower than the previous month. Second, we are seeing more and more competition among buyers in the market. Multiple offer situations and urgency for showings are both increasing, which further fuels the increase in sales price. Although sellers are getting more for their homes, this is still an excellent market for buyers. We are encouraging our buyer clients to act quickly on the properties they are interested in, as prices are likely to continue to rise.
These figures also align with the recent release of Fannie Mae’s Economic & Strategic Research Group report, which indicates a marked increase in consumer spending since 2010 and a “modest re-acceleration” predicted for the end of 2013 and the beginning of 2014. Further growth in the housing market was also anticipated, which is good news for those looking to sell their home in Riverside County. Increased home demand will also continue to be a significant contributor to the growth of the market for the rest of 2014.

Temecula Valley Balloon and Wine Festival: May 30th – June 1st
Perhaps one of our most favorite events during the year is the Balloon and Wine Festival. The 2014 Temecula Valley Balloon and Wine Festival will be held May 30th through June 1st this year. One of the Temecula Valley and Southern California Wine Country’s major events, this colorful, annual festival draws in more than 40,000 attendees each year. Offering dramatic and awe-inspiring hot air balloon glows and the ability to savor Temecula Valley award-winning wines, live music and entertainment, it is no wonder this festival has continued to grow each year. This year’s entertainers include Justin Moore, Frankie Ballard, 3 Doors Down, Gin Blossoms, Warrant and Taylor Carroll. Old Town Temecula Certified Farmer’s Market
The perfect way to spend a weekend afternoon, the Temecula Farmer’s Market offers locally grown goodies ranging from cherries and peaches to local wines. Dates are: May 31; June 7-14-21-29; July 5-12-19-26; and August 2-9-16-23-30.
Old Town Temecula Street Painting and Plein Air Festival: June 20th-22nd
The Old Town Temecula Street Painting and Plein Air Festival is a unique and exciting festival held each year at Old Town Temecula’s Town Square, Main and Mercedes Streets. More than 140 artists paint giant murals on the asphalt during the three-day event, while plein air artists paint alfresco on traditional canvases. Live music and a welcoming festival atmosphere complete the weekend.
Pechanga Pow Wow: July 11th – July 13th
Local residents and visitors can experience authentic native culture as thousands from throughout the country celebrate their heritage with Native American dancing, drumming and vibrant performances including gourd dances, formal entry parades, invocations, games and an awards ceremony. The Pow Wow is typically held at the Pechanga Casino in Temecula, with more than 60,000 people attending the event each year. More than 100 vendors will be at the event selling native arts, crafts, food, blankets, and more.
4th of July Parade in Downtown Old Town Temecula: July 4th
The Temecula 4th of July Parade in Downtown Old Town will start at 10am Friday morning and will follow Downtown’s Old Town Front Street. Each year, countless equestrians, marchers and floats dazzle onlookers while the sage-covered hills provide a beautiful Temecula backdrop. Parking is typically available at the Old Town Parking Garage, south of the Civic Center on Mercedes Street, and Old Town Front Street will be closed from approximately 9am to noon.
Hot Summer Nights: Old Town Temecula: July 11-18-25; August 1-8-15-22-29
Hot Summer Nights is one of the most anticipated concert series of the year in Temecula. Live bands of all genres – blues, tribute, beach, big band, rock and country – inspire the audience in this vibrant series. Located in historic Old Town, this 12-block, pedestrian friendly event draws residents and visitors from across the region throughout the summer.
